What was the biggest driver of your company’s growth over the past three years, and
how has that changed from what fueled growth earlier in your company’s life?
Our biggest growth driver has been the shift from entrepreneurial momentum to
operational excellence. In the beginning, growth came from vision and from proving
that Jacksonville single-family rentals could be an institutional-quality investment.
Today, growth comes from disciplined execution at scale. We are building the systems,
processes, and KPIs that allow thousands of our residents receive consistent and
responsive service. Sustainable growth is no longer just about adding new business; it
is about earning trust every day, retaining great clients, generating referrals, and
becoming the obvious acquisition partner because our platform has been proven.
What decision, investment or strategic shift made the biggest difference in helping
your company scale?
The strategic shift that made the biggest difference was recognizing that scale is
ultimately built through people, experience, and trust. Our Leadership Academy and
focus on manager development helped us grow stronger leaders from within. A
dedicated Resident Relations role and the Resident Advisory Council give residents a
stronger voice and give us a clearer path to continuous improvement. Programs like
HomeStep and the Welcome Home Fund reflect the same philosophy: growth should
create value beyond the transaction. We are not simply adding doors; we are building a company people can trust, a brand rooted in the community, and services that
improve the experience while supporting long-term financial strength.
What has been the hardest part of managing rapid growth — people, capital,
operations, culture, customer demand or something else?
The hardest part of rapid growth is protecting culture while the business becomes
more complex. When you grow from a few hundred homes to nearly 6,000,
everything changes from communication, decision-making, systems, and
expectations. Growth is a truth teller. It exposes what is strong, what is fragile, and
what must be redesigned. Our challenge has been to keep the heart of the company
intact while building the structure required for the next stage. That balance between
culture and complexity is one of the most important leadership responsibilities in a
growing business.
How are you using technology, automation or AI to improve efficiency, customer
service or decision-making?
We see technology, automation, and AI as tools that help people do their best work.
Data helps us identify trends, spot repeat issues, and make faster, better-informed
decisions. Automation helps us improve resident communication, leasing workflows,
CRM follow-up, and KPI reporting. But the purpose is not to remove the human
element from the business; it is to make more room for it. When technology handles
repeatable work well, our team has more capacity for service, relationships, and
thoughtful problem-solving.
What does growth look like for your company in 2026 and beyond: expanding
geographically, adding services, hiring, acquisitions or deepening your current
market share?
For us, growth in 2026 and beyond is about building a scalable regional platform with
discipline and purpose. That includes future acquisitions, expanded resident services,
deeper investment in HomeStep and pathways to homeownership, multifamily property management growth and retail new construction management. The common
thread is intentional expansion. We want to grow in ways that strengthen the
platform, improve the experience for clients and residents, and create long-term
regional impact. JWB will continue to be focused on being Jacksonville’s largest
privately-held real estate company.
