Seeing this come to life has been amazing; when we started, the thought of finding people that would find this interesting seemed so far in the distance. Look where we are now! In 2 days, it will be our 16th anniversary with JWB, and seeing people benefit their lives through us is so fulfilling. I am so thankful to be a part of this community and shine a light on all our guests’ stories.
Let’s Talk About Where We Were In 2021 And Where We’re Headed In 2022.
The rollercoaster ride of the real estate market, and investing in general, cements our commitment to the Jacksonville market. This COVID rollercoaster makes the last couple of years feel like a lifetime. The gains we have seen have been incredible, nobody expected to see 15-20% price gains in the past year, but here we are! The fundamental reasons why prices go up in real estate are still the same.
It comes down to supply and demand. We started with low inventory and low supply before COVID and increased demand as interest rates hit the bottom. No asset class has performed better than single-family rental homes in Jacksonville, and we are very proud of that.
There has never been a better time to enter this asset class, but things will change. Investing is more convoluted than ever, and we want to help you demystify that world.
The Theme For This Year Is IRL, In Real Life.
Jennifer Filzen helped us launch our IRL adventure this past year, organizing and hosting our first meetups in person. Let’s go around the room and meet everyone and ask how they are doing and if they had a chance to meet up!
So, Jacky, What Made You Show Up To Jen’s Living Room?
Well, I first found my interest from your zoom meeting and decided to jump in and see what all the hype was about. I hopped on the zoom meeting, and before I knew it, I was showing up twice a week; I was hooked.
The quality of the information and the way you delivered it really helped me understand Jacksonville; I don’t think I could have found that information on my own. This led me to the IRL meetup with Jennifer Filzen!
I am so happy to be a part of this; I look at it as a way to introduce good habits to my family and set us up for the future. I have a 17-year-old and a 20-year-old, and I hope they are ahead of other people their age when they are out of college.
What Makes You Keep Coming Back, And Do You Think That If Jen Hadn’t Hosted IRL That You Would Have Still Invested?
Well, it’s the rich local information on Jacksonville; you can’t get that anywhere else. Inviting city officials and bringing a focused local perspective is so valuable. I like the property of the week; it gives me an idea of what to shoot for when entering the market.
Meeting at Jen’s house confirmed my beliefs and solidified my goal to move forward. Meeting IRL pushed me to make the decision and bring everything into reality. I got first-hand information directly from people, face-to-face, and after that, there was no doubt!

Ok, Let’s Move To Jennifer Filzen’s House!
We met Jen in 2020, and she has since become an integral part of the show. So how did the IRL stuff start?
Gregg was vacationing at Pebble Beach, and we wanted to meet up! We got together for breakfast, and I decided to ask permission to bring our community together. Since I travel a lot for Rock Star Marketing, my marketing agency, it made sense to try and bring people together.
How Did The First IRL Meetup Happen?
In Atlanta in June 2021, while we were there for work. Rene and I were on the “Property of the Week” show, and I invited people to meet up while we were in Atlanta. By chance, Drew Barnhill called me right away, and we agreed to meet up the next day! That started the first IRL get-together, and it has taken off since then!
Jen, Wanna Give A Teaser Of Upcoming Meetups?
Here’s what we have planned:
- Our next meetup is on Feb. 5th, at the Meleen household in Los Altos, CA.
- Early March, we will be in Kansas City.
- For sure, we’ll be in Seattle in late March or early April.
- In late April, we will meet up in Denver.
- Then in May, there will be a gathering in Pittsburgh, PA.
Plus, we’re thinking about meetups in Virginia, Los Angeles or San Diego, South Florida, and maybe even Spain in the future! We are so excited about what we’ll be doing together in 2022, and we truly cannot wait to meet you all in person!

Hello, everyone, from Andalucia. I met the JWB in 2019 after selling my property in Miami. Living overseas makes understanding a foreign market complicated, but JWB made everything smooth.

Man, I got hooked on the show. I found myself coming back, week after week, even when you pronounced my name wrong, haha! I appreciated your convictions and your energy; it really fired me up.
My portfolio with JWB started growing to where I needed to stay on top of what was happening in Jacksonville real estate. This podcast helped me bridge the gap and get a more “on the ground” experience, keeping my finger on the pulse. It’s like you guys are my eyes and ears in the community.
I own shares in mutual funds, and those portfolio managers don’t have a bi-weekly podcast where I can meet them and ask them questions; directly. It makes investing super personal and makes me feel like I have a real team on my side. My schedule is so busy; these shows were never on my calendar; until last year.
Now, I put time aside, especially for this podcast, because I enjoy the community so much and have seen so much value from it. I’m hooked, for real. I have met friends and partners and made exciting plans for the future, all by getting together with JWB on this podcast. I have no closer relationship with asset managers than with you.
Let’s Meet Leslie Wilson In Denver; What Made You Start Coming?
Well, in 2014, I found out about some opportunities in Detroit with another asset management company, and I got burned, bad. I learned that not everyone is ethical, and not everyone is honest. That was my first foray outside of the Denver market, and it made me wait longer than I would have liked to get involved in Jacksonville.
However, watching this show gave me the confidence to pull the trigger. It took me about six months, but I have four properties now, and I plan to buy more! Jen, I think I found my tribe!
It’s lonely being a full-time investor; I used to do my own remodels, and I got the “little lady” treatment left and right. When I found out that you could get already rehabbed properties, I figured that might work for me.
Watching the JWB podcast showed me how transparent you are, and it helped me leverage my own time, money, and effort to actively work ON my business (not IN my business). I am so much better with a team, and you are my team! You guys are very good partners.

Well, I have been following you guys for a while, low-key stalking, haha! I kept hearing about JWB; people whispered, “JWB, JWB, JWB,” and I knew that I needed to find out who you were and why everyone kept talking about you.
To me, you are just an arm’s reach away; I was getting to know Jacksonville, and you guys gave me an insider perspective. I figured out what areas were good, where I might be interested, and how I would move forward. I love the energy you guys have; it draws me in as a younger investor.
To be honest, a lot of investor groups are much older, and I don’t feel as comfortable as I do with this group. Lastly, because you guys are such a big player and because there is such a long way to go….this whole experience just feels cool; it is so exciting!

Anthony Ditta, Tell Us How You Got To The Show?
I got started with JWB back in 2019. Another investment company recommended me, and I am so glad I was! I flew into Jacksonville back in 2019 to check out my first properties.
After that, I knew that I had to come for the meetup, which was amazing. Meeting Jen, Rene, and everyone else was so fun. We all went out to karaoke, danced the night away, and cemented some lifelong friendships!
My whole goal is to be completely passive income; I want to own 20 properties. Learning about different ways to invest your money, meeting others, and sharing ideas are beneficial in getting me to that point. At one point in my life, I was unemployed, and I had some bad experiences with previous investments; JWB changed all of that for me. Truly a life-changing experience.

I just want to say that it is an honor to be a part of this group and to share the stage with all of you amazing people. The energy is fantastic, and I am continually surprised by everyone. Real estate investing is a “people business.”
This platform you created makes sense. It provides people a service that you can’t really find elsewhere. I am so impressed with the talent we meet on these Tuesday & Thursday calls. I stepped away for a bit to handle my own business, and it was heartwarming to hear everyone asking for me to return.
COVID brought us together, funny enough. JWB is a community of like-minded investors, and at the beginning of COVID, we all had a lot of questions; this platform lets us air those frustrations and questions. Together, the community worked to come to solutions, and what an amazing result we’ve had! I said I was going to invest more, and I think I’ll have that opportunity with JWB this coming year.
